Most people assume the real estate market truly “begins” in the spring, with more listings, more open houses, and more momentum. While spring does bring heightened activity, there’s a lesser-known truth that experienced agents observe each year:

Some of the most favorable buyer agreements happen in January and February — even when inventory is low.

After years of helping buyers in competitive markets like Seattle and now the DC Metro region, I’ve seen this pattern repeatedly. Many of my Realtor colleagues report the same insight.

My Experience: Why January & February Often Deliver Strong Outcomes

In both the DC Metro area (and earlier in Seattle), I’ve consistently seen early-year buyers secure better terms than those entering the busy spring market. A few reasons stand out:

Lower competition

Instead of facing 6–10-offer bidding wars (common in April/May), early-year buyers frequently compete with one or two offers — or sometimes none at all.

More reasonable pricing and expectations

Since demand hasn’t peaked, sellers are more likely to price realistically, and buyers can negotiate with better confidence.

A calmer, more thoughtful process

With fewer buyers actively touring homes, clients can take time to evaluate properties, review comparable sales, ask smart questions and make informed decisions rather than being rushed.
